When it comes to putting your home on the market, it isn’t as much about offering what you are selling as it is trying to give buyers what they are looking for. Buyers know what they want long before they ever look at your home, so it’s important to have a general idea as to what most buyers have on their mind. Here are a few of the more popular trends in home-buying. Keeping these in mind while preparing your home for sale can assure that you receive the highest offer possible.

Green Features

High on the shopping list of today’s buyer is a home that is earth-friendly, as these are usually wallet-friendly as well. Buyers seek things like energy saving appliances and boilers, triple-pane windows, etc. They want to be assured that the home’s operating costs are as economical as they can be. Buyers also want the proper sun exposure based on their location and energy efficiency. For example, in a New England state you would want maximum sun exposure to help with heating the home, whereas large overhangs might be desired in a warmer climate, to reduce cooling costs.

Open Kitchen

The concept of the kitchen being a separate room is a thing of the past. The kitchen is now a meeting place for families, and buyers prefer an open floor plan. We have revolved full circle in that regard, as this is how it was nearly 400 years ago.

Alternate Materials

A buyer wants a natural looking and feeling material, even though it may not be the real deal. Granite countertops are still highly popular, but they can be made from another material, and still be just as appealing. Many sellers use recycled and reusable materials as a selling point for their home.

Smaller Homes

Today’s buyers prefer a small home where they have to use or reuse every nook and cranny of it, rather than a larger home that they may have trouble filling. Less-formal homes are becoming more popular as buyers realize that a formal space may only be used a few times a year, making it hardly worth having. A smart seller will repurpose these spaces into things like a game room or home office.

Inexpensive Luxury

A buyer likes something luxurious, and many times a feeling of luxury can be presented at a fairly low cost. A few small touches can make your home seem far fancier than it actually is. Having a coffee area in a master bedroom is a nice touch. This is rather inexpensive to put together, and is something seen in expensive high-end properties.
